Rental Turnover & Construction Cleaning
For property managers, landlords, real estate agents, and short-term rental operators in Fort Smith, Greenwood, and across the River Valley. Photo verification, condition notes, and a 24-hour guarantee on anything within scope.
Vacant turnovers start at $195. Price depends on size, condition, and scope.
Professional property management, turnover, and resale.
We work with property managers, landlords, real estate agents, and short-term rental operators who need fast, documented turnovers. Whether you manage Greenwood rentals, Fort Smith listings, or units anywhere else in the River Valley, the goal is the same: a clean, documented, ready-to-go space.
If you've had cleaners who didn't show, couldn't document their work, or left you holding the bag during a deposit dispute, this service is built to solve that problem.
Reliable, documented, consistent.
You need a team that arrives on time, completes the work thoroughly, and delivers documented proof of the property's condition. We handle the full turnover with before-and-after photos, condition notes, and a 24-hour guarantee on anything we committed to.
- Before-and-after photos create a timestamped record of unit condition
- Condition notes document visible issues by room for your records
- 24-hour follow-up guarantee on any missed covered work
- Consistent process means predictable results every time
- Use pricing for standard units or schedule a walkthrough for complex properties
First impressions ready. Documentation complete.

- Pre-listing cleans improve photos and first showings
- Move-out cleans prepare properties for next occupancy
- Before-and-after documentation protects sellers and agents
- Fast scheduling when listings and timelines move quickly
- Complex properties can be assessed before quoting
Comprehensive cleaning tailored to property type.
Choose the lane that fits the property. Vacant turnovers are for empty homes and units. Short-term rental turnovers are for furnished stays between guests. Construction cleaning is for standard post-renovation jobs once the site is safe, utilities are on, and trade work is complete.
For empty homes, rentals, and listings where standard work areas are fully accessible. Best fit for move-in, move-out, resale prep, rental turnover, and straightforward handoff cleaning without working around furnishings.
Included cabinet or drawer interiors are limited to light vacuum-and-wipe of accessible empty sections. The total included depends on home size and does not exceed 25. Large pantry systems, built-ins, laundry-room cabinetry, or interior appliance cleaning bundles should be mentioned up front so the turnover can be quoted correctly.
See Flat Turnover RatesFor furnished but unoccupied guest turns between stays. Covers accessible furnished surfaces, guest-facing touchpoints, light restocking of client-supplied consumables when staged, and client-supplied bed linen changes only when included in the approved scope. No laundry service included.
Laundry processing, appliance interiors, inventory management, staging decisions, and heavy guest-load recovery sit outside baseline STR turnover scope unless separately approved.
Full scope comparison with detailed add-ons is available on the Service Scope page. Reach out for a custom consultation if the property has unusual conditions or needs more than the standard setup.

Post-renovation cleaning for standard completed jobs.
We offer Rough Clean, Final Clean, and Touch-Up cleaning depending on where the project stands. Construction cleaning is priced after review rather than listed with standard online pricing. If the job involves unsafe debris, incomplete work, or anything outside normal post-renovation cleanup, contact us first so we can review it before pricing.
The photos are not just for show.
Photo verification and condition notes are included with every turnover clean. Here is what that actually means for you on Greenwood turnovers, Fort Smith rentals, and the rest of the River Valley.
Taken when we arrive. Documents the condition of the unit when the previous tenant left. This is your evidence if a deposit dispute comes up later.
Taken when we finish. Documents the condition of the unit at move-in for your next tenant. When we clean again before they leave, those become the new before photos. You now have a continuous record.
Factual observations by room. Things like a missing tile, a dripping faucet, a stain we could not remove, or a vent that needs attention. These are observations, not inspections. We note what we see. You decide what to do with it.
Observation reports are based solely on visible conditions at the time of service. They are not inspections and are not intended to diagnose issues or replace licensed home inspections.
Same steps every time.
Consistency is the point. You should be able to predict exactly what you will get each time we come through.
Property details, access, and any specific requirements are confirmed before we arrive.
We document the condition of the property before cleaning begins.
Top-to-bottom cleaning within the confirmed plan, executed to the Clean Slate standard.
After photos and condition notes delivered. Property is ready for the next step.
If anything within the agreed service plan was missed, contact us within 24 hours and we will return to address it.
Questions we hear from property owners
How quickly can you complete a turnover?
Most single-unit turnovers are completed the same day depending on size and condition. Larger properties or units with significant buildup may take longer. If you have a hard deadline, let us know when you reach out and we will confirm whether we can meet it.
What does your documentation actually include?
Before and after photos, and a written condition note covering observations by room. Examples: a missing grout line, a dripping faucet, a stain that did not come out. These are factual observations of visible conditions. They are not an inspection report and are not intended to replace a professional inspection.
What if something within scope was missed?
Contact us within 24 hours and we will return to address it at no additional charge. This applies to work within the agreed service plan. We know that an empty unit sitting unrented costs you money, and we are not going to make you wait.
Can I use the flat turnover rates, or does every job need a walkthrough?
Standard vacant turnovers use the flat rates on the property manager rates page. Construction cleaning, unusual conditions, larger properties, or incomplete trade work should start with a custom consultation so we can review the property before pricing it.
Do utilities need to be on for the appointment?
Yes. Running water and electricity must be active at the property for the appointment to proceed. Appliance interiors require power and water access to clean properly. If a turnover also needs fridge and oven interiors, that is a $135 add-on on the property manager rates page. If utilities will not be on by the appointment time, let us know in advance so we can reschedule rather than lose the slot.
Do you bring your own supplies and equipment?
Yes. We arrive with everything needed. You do not need to provide anything. If the property has specific surface requirements, let us know when you reach out.
What areas do you serve?
We serve Fort Smith, Greenwood, Van Buren, Barling, Alma, Lavaca, Bonanza, Hackett, Jenny Lind, and Central City in the River Valley. Properties outside this area can be discussed on a case-by-case basis.
